Estudio de factibilidad para la creación de una empresa de gestión de mantenimiento para sistemas electromecánicos de edificios y condominios

Abstract

El presente proyecto consiste en el estudio de factibilidad para la creación de una empresa dedicada a la gestión de mantenimiento para sistemas electromecánicos de edificios y condominios, ofreciendo un servicio de manera oportuna, eficaz y eficiente que satisfaga las necesidades de los habitantes de la ciudad de Lima. Por esta razón el trabajo investigativo se basa en el análisis socio económico de nuestro país y en el desarrollo inmobiliario en la ciudad de lima, efectuamos el estudio de mercado definiendo de esta manera la oferta y la demanda ; a su vez se desarrolló un estudio técnico en el que se habla del tamaño del proyecto determinándose la capacidad utilizada; posteriormente se desarrolló un estudio administrativo, organizacional y legal en el cual se establece los organigramas en la empresa con las respectivas funciones de cada personal, se realizó el estudio económico financiero del proyecto, en el cual se determinará la factibilidad y rentabilidad del proyecto a invertir. Finalmente se presentarán las conclusiones y recomendaciones del trabajo.

The present project consists in the feasibility study for the creation of a company dedicated to the management of maintenance for electromechanical systems of buildings and condominiums, offering a service in a timely, effective and efficient that satisfies the needs of the inhabitants of the city of Lima. For this reason, the research work is based on the socio-economic analysis of our country and in the real estate development in the city of Lima, we carry out the market study defining in this way the supply and the demand; In turn, a technical study was developed in which the size of the project was discussed, determining the capacity used. later an administrative, organizational and legal study was developed in which the organizational charts were established in the company with the respective functions of each staff. The financial economic study of the project was carried out, in which the feasibility and profitability of the project to invest will be determined; Finally, the conclusions and recommendations of the work were presented.
