This paper presents the research that had as a goal to evaluate the system-product of real estate in Porto Alegre city and their models of development. The work progressed through case studies of two developers of different sizes and interview with an industry expert. The interviews were conducted by means of a semistructured questionnaire divided into three groups of questions. The first group aimed to characterize the profile of the interviewee and the company. The second group of questions aimed to systematize and analyze the steps, actors and processes involved in developing real estate projects, starting on the reason for the decision to purchase the land to the actions of post-sale apartment. The third group of questions sought to recognize how is organized the system-product of these ventures from the point of view of the project manager. Reports were organized and followed a comparative analysis between cases and theoretical reference. The study points out distinct characteristics among real state incorporation companies, while the larger size used more resources of metaprojectuals steps and experience design the smaller company turns his attention to projective steps.Nenhuma
